Frequently Asked Questions

Everything agents ask before working with a transaction coordinator.

What is a real estate transaction coordinator?+

A transaction coordinator (TC) manages the administrative side of a real estate deal from accepted offer through closing — paperwork, compliance, deadline tracking, title coordination, and communication between all parties — so the agent can focus on selling.

How much does a transaction coordinator cost?+

Our Contract to Close service is $295–$395 per transaction, and our Listing Coordination Package is $150. Discounts apply for cash/seller-financing deals ($50), dual-sided transactions ($100), and vacant land deals ($100).

When do I pay for transaction coordination?+

There are no upfront costs. You pay only at closing, so there's no risk if a deal falls through.

What areas do you serve?+

Selling Simplified serves real estate agents in Wisconsin, Minnesota, and Texas.

What does the Contract to Close service include?+

It covers introduction emails to all parties, earnest money handling, brokerage compliance documents, deadline and contingency tracking with reminders, title policy ordering, closing disclosure (ALTA) review, Commission Disbursement Authorization (CDA), and coordination of final walk-throughs and closing.

Do you handle both the listing and the buyer side?+

Yes. We offer a dedicated Listing Coordination Package and full Contract to Close coordination, and we work both buyer- and seller-side transactions, including dual-sided deals.

How do I get started?+

Reach out through our contact page or call (608) 799-4427. Once you have an accepted offer or new listing, hand it off and we manage the details from start to finish.
